Selling your home involves much more than just installing a FOR SALE sign in the front yard.

It includes knowing where your new home is and when it will be ready.

Preparing your current home for sale requires an adequate amount of time to de-clutter, stage, make repairs, paint, etc. 

A complete market analysis is done prior to listing to ensure that the price we set is the right one.

Once the house is ready, I will prepare a marketing plan to expose your house to the widest possible audience. The plan includes taking photos of the interior and exterior of the house to load onto many websites which will allow many buyers to look at your home on their computer without bothering you. Since over 70% of buyers start their home search on the Internet, loading the information onto the multiple listing service and all the websites ensures that the buyers who come to your house are financially able to purchase your home and have a definite interest in it.  

I will also prepare a color brochure to give to agents and buyers who tour your home. The brochure may include a floor plan, room sizes, information about the neighborhood and the house, and other details that buyers would want to know. A FOR SALE sign will be installed in front of your home to alert buyers that the home is available. There will be contact information on the sign so that buyers do not call you regarding the property. They will call me for information or look on one of the many websites available.

Notifying other agents is also an important part of the marketing plan. This is done through Broker Open Houses, flyers and e-mails to agents who have buyers looking for houses in your home’s price range. I will also advertise in appropriate newspapers and hold an Open House for the general public to see it, if we decide that is appropriate.

At all times, you, as the Seller, are kept informed of the progress being made on the sale of your home. I ask agents who visit to provide me with feedback on what they think and any comments the buyers may have regarding the property.

Once an offer is made, I negotiate the best deal for you. The settlement date is included as part of the contract so it is important to know ahead of time what your moving time table consists of.  There will be inspections such as termite and home inspection and other terms which must be negotiated in order to ensure the process is smooth and problem-free. I will also prepare a seller net sheet which shows you an estimate of the proceeds you will receive once all the expenses are subtracted.

I work closely with the selling agent, the lender, the appraiser, and the settlement company to be sure that all the “behind-the-scenes” tasks are completed on time. Often, there is a 30-day period between the time the contract is ratified and the settlement takes place. During this period, we will complete the final disposition of any furniture or personal items, remove any contingencies, inform the mover we chose earlier about the settlement date, and many other details. 

At settlement, you will meet the buyers of your home. You will sign the deed and other documents that will allow you to officially transfer your home to the new owners. The deed will be recorded in the appropriate county or city where you live. Once the deed is recorded, you will receive your proceeds from the sale. The proceeds are transferred via wire to the account(s) you request. The proceeds are usually in your account within 48 hours of settlement.
